We begin with a personal consultation at your site. This allows us to understand your vision, assess the unique characteristics of your land (including access, existing structures, topography, and services), and discuss how we can bring your dream home to life. A contour or feature survey plan is valuable at this stage to confirm existing conditions.
We’ll delve deeper into your design aspirations, functional needs and budget expectations. This crucial step ensures we align you with the most suitable architect or building designer to create a home that perfectly reflects your style and budget parameters. We’ll provide preliminary cost guidance based on your desired design aesthetic and anticipated fixtures and finishes.
Once we have a clear understanding of your project goals, we formalize our partnership with a preliminary building agreement. This marks the commencement of the design phase and the engagement of your dedicated design team.
This is where your vision begins to take shape. The concept design phase develops the initial architectural concepts, exploring spatial arrangements, aesthetics, and functionality. This critical stage also confirms:
- Engineering and technical design requirements.
- Compliance with council development controls and the National Construction Code.
- An updated cost plan, providing a more accurate budget projection. We consult with specialist suppliers and subcontractors as needed to ensure budget alignment. We believe in transparency and provide a detailed breakdown of construction costs, empowering you with control over your project.
With your approved concept in hand, we move into detailed design development. This involves expert technical detailing and documentation of every aspect of your home. We pay particular attention to coordinating all design disciplines (architectural, structural, electrical, hydraulic, etc.) to identify and resolve potential clashes, buildability issues, or inefficiencies.
This proactive approach ensures a smoother, more cost-effective construction process. Once your selections are finalized, we complete detailed drawings and schedules, enabling a final pre-contract price check. Any outstanding items will be addressed through agreed Prime Cost or Provisional Sum allowances (link to explanation).
Toward the end of the design development phase, and prior to submitting for building approvals, we finalise the construction contract, ensuring all details are clearly defined and agreed upon.
The final step before construction begins is obtaining the necessary council and authority approvals. We navigate this often complex process on your behalf, managing all communication and documentation. Depending on the specific requirements, some design adjustments may be necessary to acheive the approvals.
With all approvals in place, we’re ready to begin construction! We manage every aspect of the build, implementing rigorous quality assurance processes for all trades to ensure the highest standards of craftsmanship and a seamless construction experience.
